An amazing success story!  This was THE most complex wholesale I have coached to date.  After several complex contracts, 2 extensions and multiple buyers it finally closed! It’s always exciting when students knock it out of the park!!

"Well, guess what! We DID finally close on the McAllen property! We signed everything last week and the buyers did too. We received almost $10k at closing and we owner financed $70k @ 5% on an interest-only loan, payments of $305 a month with a balloon in 23 months. When the buyers refinance, we will have made a total of $87,015! Not bad for our first multi-family deal! 

Ultimately, the buyers are the ones who will gain the greatest ROI! They purchased the property @ $330k & will spend approximately $85k on the rehab. Once they finish the rehab and increase the rents to market, they will own a nice property worth approximately $560k+!

Hoku, I want you to know how much we truly appreciate your help throughout this transaction! You were always very detailed in explaining things and you gave me the confidence that I needed to talk to the seller and the potential buyers! Yes, I was out of my comfort zone at times, but after building a rapport with the seller, we were able to talk about life and family, etc. and then get down to business. We also have a great relationship with the buyers too. There were times when it didn't look like this transaction was ever going to close but we all pulled together and worked hard to make it happen.

Now we're really excited and working on our next deal! We'd like to do a few more deals like this one, while looking for a multi-family property to buy and hold.
